James E. Potvin Industrial Park - Cadillac, MI

Infrastructure & Utilities


The James E. Potvin Industrial Park is a “Certified Business Park” as defined by the Michigan Economic Development Corporation.   This means the park is fully serviced with paved streets including curb, gutter and storm sewer; municipal water and sewer services; electrical service, and natural gas service.   Telecommunication services are also available and will be installed in accordance with the specific needs of each private development.

 

Municipal Water & Sewer Services

Twelve-inch water and sewer mains are located on the north side of the public right-of-way (Gary E. Schwach and Raymond A. Weigel Streets) and therefore, are easily assessable for tapping of private lateral services.   Sewage treatment occurs at the City of Cadillac Wastewater Treatment Plant, a highly advanced, bio disc, tertiary treatment facility.   This facility has a maximum capacity of 3.2 million gallons per day (gpd) and is currently treating 2.5 million gpd, which is 78% of maximum capacity.   With regard to potable water production, the City of Cadillac wellfield is capable of pumping 8 million gpd and currently pumps 2.2 million gpd to satisfy total City demand.

 

Natural Gas Service

Lots One through Twelve of the James E. Potvin Industrial Park are served by a 4” gas main.   Service lines are estimated to average 150’ from the gas main to the meter location.   For this project, all meters must be located on the front or side of each building, or pay an extra charge to have services located on the rear of the building.   The 4” main will service an average gas load of 1,500 CFH per lot.   Future customers with loads over 3,000 CFH may require additional main renewal outside of the Park.   At the time of new building construction, a $200 customer application fee is assessed to connect to the gas main.   Winter construction charges may apply for any service lines installed between December 15 and March 30 of each year.   DTE Energy-MichCon is the natural gas provider/distributor.

 

Electrical Service

A substation currently serves the James E. Potvin Industrial Park with a rated capacity of 25,000 kVa; current demand is presently at 17,000 kVa, leaving an available excess capacity of 8,000 kVa.   This substation is located on Sixth Avenue, approximately 0.5 miles from the Potvin Industrial Park.   It is currently undergoing an upgrade, which will boost its rated capacity to 50,000 kVa, thus leaving an available excess capacity of 33,000 kVa.   The nearest transmission lines are within 400 feet of Lot 4 of the Potvin Industrial Park.   One transmission line is 46 kv; the other is 138 kv.   At present, all of the Potvin Industrial Park lots are serviced by a 4,800 volt distribution service.   However, the underground wire installed to service the Potvin Park has a maximum distribution rate of 28,000 volts, which could be provided with the installation of a small substation.   In fact, space for a new substation, if needed, was designed into the park via Lot 2, which has been purchased by Consumers Energy.

 

Telecommunications

SBC/Ameritech is the main provider of telecommunications infrastructure in the Cadillac area.   Access to cable television is available through Charter Communications.   Numerous Internet On-Line Service Providers are also available in the area, including but not limited to NetOne Communications, Mercury Network, i2k, and CoreComm.   Several of these providers also offer wireless technology for high-speed business access.
